Most short-term rentals operate on the same checkout-at-11, check-in-at-4 schedule. That gives the cleaning team a five-hour window to turn over the unit, including drive time. For a 2-bedroom, 2-bathroom unit, the actual cleaning time has to fit in 90–120 minutes for the math to work — anything longer and the back-to-back turnovers stop being profitable for either side.

The discipline of an Airbnb turnover cleaning is completely different from a residential clean. It's not about depth; it's about hitting every guest-visible touchpoint in a tight time window, never missing the linen swap, and resetting the space to a known photo-ready state. Pros do it in 60–90 minutes for a typical 1-bedroom, and the playbook below is how.

Before any cleaning starts, walk the unit and inventory: damage, missing items, items left behind by the guest, anything broken or low (toilet paper, soap, coffee pods, dishwasher detergent). Photograph anything that needs to be flagged to the host. Strip all beds, towels, and bath mats first — get the laundry started immediately because the wash + dry cycle is usually the longest single block of the turnover.

Empty all trash bins including the bathroom and kitchen. Open windows for 5 minutes if weather allows — air exchange matters more for short-term rentals than for residential because guests can smell the previous occupant otherwise.

Load and run the dishwasher with anything from the previous stay. Wipe down all counters and the stovetop. Quick interior wipe of the microwave. Wipe the fridge interior front-to-back (guests leave food residue). Empty and rinse the coffee maker, restock coffee pods and filters. Wipe small appliances. Sweep the floor. Restock paper towels, dish soap, dishwasher detergent, trash bags.

Toilet scrub (bowl, exterior, base). Shower walls and floor quick scrub. Tub scrub if applicable. Sink scrub. Mirror clean. Counter wipe. Floor mop. The one item that fails more Airbnb cleans than any other: hair. Pull hair from drains, from the shower walls, from behind the toilet, from the corners of the floor. Make the beds with fresh linens — hospital corners, throw pillows arranged exactly per the listing photos. Vacuum the bedroom floors including under the bed if accessible. Dust nightstand surfaces. Wipe light switches and door handles. Empty any wastebaskets. Open and close every drawer to check for left-behind items.

Final walk-through: lights off in unoccupied rooms, thermostat set to listing default (usually 72°F), front door locked, key returned to lockbox, guest welcome note placed in its standard spot. Take 2 photos: one of the living room and one of the made bed. Send to the host. That's the turnover.
